Your responsibilities as a landlord
These duties sit with you rather than the tenant. We handle the check and paperwork, and can remind you before the next renewal falls due.
- 01Arrange an annual gas safety check on all relevant appliances and flues
- 02Keep gas appliances and pipework in a safe condition
- 03Give a copy of the Gas Safety Record to existing tenants within 28 days of the check
- 04Give a copy to new tenants before they move in
- 05Keep copies of the records for at least two years
- 06Use a Gas Safe registered engineer for all gas work
The Gas Safety Record
Once the check is complete, you receive a record showing the date, property address, appliances and flues tested, any defects identified and action taken, together with the engineer's details and Gas Safe registration.
If an appliance is unsafe, we explain the classification, what it means and what needs to happen next. Where requested, we can carry out remedial work at the same time.

Boilers and other gas appliances
Most rental properties have a boiler, and many also have a gas fire or gas hob. All appliances the landlord owns must be included in the check.
We also service boilers and gas fires. Combining the annual service and safety check avoids arranging a separate visit.
Preparing the property
A little preparation helps the engineer complete the inspection efficiently and keeps disruption to tenants to a minimum.
- Let tenants know the date and approximate time in advance
- Make sure the engineer can access the boiler, meter and all appliances
- Clear cupboards and stored items away from appliances
- Ensure gas and electricity supplies are on, including any prepayment credit
- Let us know about any faults tenants have already reported
